Sellers Beware of "EXCLUSIVE OFFICE LISTINGS"
When representing a seller, the main objective a Realtor should have is to expose the Sellers property to as many Buyers and Buyers Agents as possible therefore creating Maximum Competition for the property. This creates the best possibility of the property selling faster and at the highest possible price. By limiting the exposure a property receives with an "Exclusive Listing" the property is not exposed to the entire "Buyer Pool" and sellers may not receive the "best" price for their home. The only real reason many agents like "exclusive Listings" is that they have a better chance of selling a listing in their own office, therefore they receive the full commission themselves. THERE IS NO OTHER LOGICAL AND ETHICAL REASON FOR AN EXCLUSIVE OFFICE LISTING. IT IS NOT IN THE BEST INTEREST OF THE SELLER. Furthermore, a property should not be taken off the market until a contract is received and has completed "Attorney Review" unless the Seller is completely satisfied and gives their Listing Agent permission to remove the property from the market.
